Prior to signing a lease, it was a nerve wracking waiting to be assigned an apartment, get the lease and the community policies,
...
etc. It took a long time, and I was told multiple times "come back next week, next week we'll have it for sure" and then next week there still was no progress. It's anxiety inducing to have turned in a move-out notice for the place you're living currently without having it in writing that you will be able to move into the new place. I also kept expecting to be asked if I wanted an upstairs or downstairs unit, and that question was never asked, so I ended up not having my preference considered, and now I'm climbing steps and feeling nervous about disturbing my downstairs neighbor for 12 months, and there are probably others frustrated with their heavy-footed upstairs neighbors who wish they were not living downstairs. I was also unimpressed with the lack of light fixture in the living room (it's so dark and I am so frustrated) and the amount of paint left on the floor and in the bedroom carpet. I had to rent a carpet cleaner just to get the paint out of my bedroom floor and let me feel comfortable in my room. And a bandaid stuck in the carpet too, and something sticky like candy? Shouldn't all of this been cleaned before my move in? Why am I having to do all this clean up? Positives of this apartment are (1) Location, Location, Location, and I am loving the ability to walk to work, as I am sure many UNT students enjoy the ability to walk to their classes, and (2) it is smaller and slightly cheaper than my previous apartment, making cleaning and bills a little easier (although, with paint and bandaids and candy melted into the carpet, it had better be cheaper). I know there are other units that have been more recently renovated and marketed as "premium" or whatever, maybe at the end of this lease I'll try to transfer to one of those, if it has a living room light fixture and ceiling fans and clean floors, and maybe the process of transferring to another unit will be less stressful than moving in was. The property looks nice on the outside and decent enough on the inside, the biggest areas for improvement are making sure the unit is acceptably clean before new residents move in, and making the process faster and less stressful for potential residents waiting to sign a lease and be assured that they will be allowed to move in. The most likely scenario in which I recommend Oaks of Denton is talking with someone at work who wants to shorten their commute, or maybe if I talk with a UNT student looking to get out of the dorms and live in private apartments. Outside of that, my move in experience was not the worst, but it was rocky enough that I wouldn't recommend the apartment based solely on its quality. The location is really where the value comes from, in my experience.
